Pricing: what you pay, and when
A free introduction, a £1,200 Decision File and a 2.10% total buyer representation fee, with the Decision File credited in full. VAT basis explained.
Two numbers. Agreed in writing before any paid work.
One fixed fee for the research that helps you decide, and one percentage for the whole purchase. The first is credited in full against the second, so nothing is charged twice. The same prices apply whether you are buying to live in, to invest, or for accommodation during studies.
Introduction: Free
A first conversation to understand your purpose and explain the process. It is not free detailed research.
Decision File: £1,200
VAT inclusive, paid upfront. £1,000 net + £200 VAT. Pays for the agreed research and the delivered file. It is not a property deposit or a reservation.
Research across two areas agreed with you
3–4 candidate properties assessed (not a promise they stay available)
Buy, rent or wait compared side by side
Total-cash assumptions stated, unknowns marked
Risks and open questions, routed to the right professionals
Two conversations and one revision
Human quality review before delivery
Buyer representation: 2.10%
of the purchase price, VAT inclusive, in total. 1.75% net + 0.35% VAT. The total fee if you go on to buy with us. It already includes your Decision File payment and is never a percentage on top of it. Decision File credited 100% against the total for the same purchase.
Worked example
An illustration, not a quote. Where the percentage would come to less than the Decision File, we agree a written quote instead.
Purchase price: £500,000
Total fee, VAT inclusive: £10,500
Already paid as Decision File: £1,200
Remaining balance: £9,300
When the balance is due
For a ready home, the remaining fee is due at completion under your signed agreement. For off-plan purchases, a separate written payment schedule is agreed before you commit.
If you do not buy
There is no success commission. You keep the delivered Decision File, which is what the upfront fee paid for. Your statutory cancellation rights and the treatment of partly performed work are set out in the agreement and remain protected.
Not included, paid separately
Any third-party charge is disclosed to you and approved by you before it is incurred. Where an amount is not yet known, we say so rather than counting it as zero.
The property price and any deposit
Stamp Duty Land Tax and other taxes
Solicitor and conveyancing fees
Surveys
Mortgage and tax advice
Translation or certification
Unlimited viewings or ongoing property management
Who pays us
These are buyer-paid prices: you pay Veyora to work for you. That is different from a developer-paid sales route. If Veyora would receive any other income or have a conflict on your purchase, we tell you in writing before you commit.
How VAT is shown
Prices are shown VAT inclusive on the planned 20% basis: £1,200 is £1,000 plus £200 VAT, and 2.10% is 1.75% plus VAT. Veyora’s VAT registration has not yet been confirmed. Before any paid work we confirm in writing whether VAT applies, from which date and how it appears on your invoice. No VAT number is quoted here and no payment can be taken on this website.

No payment is taken online. Paid work starts only after you accept a written scope, price and terms.
